The law requires all landlords to have an annual gas safety service for all appliances in their rental properties. You are then supposed to provide the landlord's gas safety certificates records to your tenants.

Landlords are only responsible for a safety inspection on fixtures, pipework, and flues they have provided. If a tenant provides their gas appliance, you'll not be responsible for the inspection. However, you'll still be responsible for the pipework and flue inspections.
