Gas Safety Checks

Unlike a gas service which only involves an in-depth inspection of gas appliances, pipework, vents, and flues, a gas safety inspection works in the same way but goes an extra mile to check:

•  If the appliance is operating at the recommended operating pressure.
• If there is enough air supply to the appliance and that the gas is burning correctly.
• That flues and chimneys are clear and able to emit gases and fumes safely to the outside.
• That all safety devices on the appliance, like cut-out devices, are working correctly.

Failure to inspect your appliances regularly may result in harmful gases like carbon monoxide escaping your home, causing carbon monoxide poisoning.

Any household having gas appliances should have an annual gas safety check done by a gas safe registered engineer. It is important to note that a gas safety inspection is not an alternative to service. You should service the appliances annually to make sure they are working safely and efficiently.

Certain households may get free gas safety checks, particularly those with elderly or significantly younger individuals. You can also get a free annual gas safety inspection if

• You live in your home/property
• You haven't had a check carried out at the premises in the last 12 months
• You're on a means-tested benefit

In hotels and B&Bs, you have to arrange an annual gas safety check for all appliances serving guest accommodation, even if it is sited away from the guest accommodation.

Landlords of private dwellings, housing associations, holiday rental owners, schools, B&B owners, colleges, hotels, hostels, and local authorities should ensure all appliances are safe.

The law requires all landlords to have an annual gas safety service for all appliances in their rental properties. You are then supposed to provide the landlord's gas safety certificates records to your tenants.

Landlords are only responsible for a safety inspection on fixtures, pipework, and flues they have provided. If a tenant provides their gas appliance, you'll not be responsible for the inspection. However, you'll still be responsible for the pipework and flue inspections.

Gas Safety Record is the documentation handed over by a gas engineer. The technicians are required by law to be on Gas Safe Register - but it's not a legal requirement for them to get it after they've done work at your property. The documentation provided depends on what type of work we will have undertaken.

Gas Safe registered engineers are the only people legally allowed to work on gas heating systems. They carry a badge with the Gas Safe yellow triangle on it. If your appliance is condemned as unsafe after a check, replace it urgently.

You must ensure that a gas safe registered engineer performs a safety check every year on each gas appliance/flue. Before any new lease starts, liaise with your landlord to ensure these checks have been done within one year before the beginning of the lease date.
