  • The operating pressure and heat input of the appliance – We ensure that it is working to the manufacturer's instructions
  • Flue or chimney connected to the appliance. We remove any fumes to ensure it is working correctly.
  • We inspect and establish if:

  • The appliance is correctly set up, and gas is burning correctly
  • The appliance is fitted perfectly and connected to the gas pipes

Installation checks include:

  • Inspecting all accessible gas pipework to ensure they are in good condition
  • Testing the gas pipework for leaks

  •  If the appliance is operating at the recommended operating pressure.
  • If there is enough air supply to the appliance and that the gas is burning correctly.
  • That flues and chimneys are clear and able to emit gases and fumes safely to the outside.

The law requires all landlords to have an annual gas safety service for all appliances in their rental properties. You are then supposed to provide the landlord's gas safety certificates records to your tenants.

Landlords are only responsible for a safety inspection on fixtures, pipework, and flues they have provided. If a tenant provides their gas appliance, you'll not be responsible for the inspection. However, you'll still be responsible for the pipework and flue inspections.
