Gas Safety Checks

Gas appliances need regular annual maintenance checks to prevent gas leaks and stop carbon monoxide release. It's recommended to have a registered engineer maintain all your gas appliances.

All homeowners are supposed to have a registered engineer install, maintain, and service all gas appliances, flues, and pipework. The same applies to the landlords; you must make sure your gas appliances have an annual check. This is a requirement stated by law to ensure safety in the home.

PlumbGuardian plumbers is a registered business plumbing company serving North East UK with gas safety checks and related plumbing issues. Our gas engineers are experienced and approved to handle gas safety check issues. We are efficient and reliable, and you can count on us for all your gas installation, maintenance, and servicing.

What are the Types of Gas Safety checks?

Gas Appliances Safety Check

Our plumbers check the gas appliances to ascertain if the following elements are correctly working.

  • The operating pressure and heat input of the appliance – We ensure that it is working to the manufacturer's instructions
  • Flue or chimney connected to the appliance. We remove any fumes to ensure it is working correctly.
  • We inspect and establish if:
  • The appliance is fit for the room
  • The appliance is correctly set up, and gas is burning correctly
  • The appliance is fitted perfectly and connected to the gas pipes
  • There is enough air supply for the gas to burn cleanly and adequately
  • All safety devices are operating

Gas Installation Safety Check

Installation checks include:

  • Inspecting all accessible gas pipework to ensure they are in good condition
  • Testing the gas pipework for leaks

Our engineers will then give you a Gas Safety Check Record for Landlords and a report showing all the checks we've carried out.

What Is Included In an Annual Gas Safety Check?

What Is Included In an Annual Gas Safety Check?

Unlike a gas service which only involves an in-depth inspection of gas appliances, pipework, vents, and flues, a gas safety inspection works in the same way but goes an extra mile to check:

  •  If the appliance is operating at the recommended operating pressure.
  • If there is enough air supply to the appliance and that the gas is burning correctly.
  • That flues and chimneys are clear and able to emit gases and fumes safely to the outside.
  • That all safety devices on the appliance, like cut-out devices, are working correctly.

Failure to inspect your appliances regularly may result in harmful gases like carbon monoxide escaping your home, causing carbon monoxide poisoning.

Who Should have a Gas Safety Check?

Who Should have a Gas Safety Check?

Any household having gas appliances should have an annual gas safety check done by a gas safe registered engineer. It is important to note that a gas safety inspection is not an alternative to service. You should service the appliances annually to make sure they are working safely and efficiently.

Certain households may get free gas safety checks, particularly those with elderly or significantly younger individuals. You can also get a free annual gas safety inspection if

  • You live in your home/property
  • You haven't had a check carried out at the premises in the last 12 months
  • You're on a means-tested benefit

If you are a homeowner or landlord on means-tested benefits, contact us for help and advice.

Gas Safety Check Advice for Landlords

Gas Safety Check Advice for Landlords

Landlords of private dwellings, housing associations, holiday rental owners, schools, B&B owners, colleges, hotels, hostels, and local authorities should ensure all appliances are safe.

The law requires all landlords to have an annual gas safety service for all appliances in their rental properties. You are then supposed to provide the landlord's gas safety certificates records to your tenants.

Landlords are only responsible for a safety inspection on fixtures, pipework, and flues they have provided. If a tenant provides their gas appliance, you'll not be responsible for the inspection. However, you'll still be responsible for the pipework and flue inspections.

What is a Gas Safety Record?

Gas Safety Record is the documentation handed over by a gas engineer. The technicians are required by law to be on Gas Safe Register - but it's not a legal requirement for them to get it after they've done work at your property. The documentation provided depends on what type of work we will have undertaken.
